Permitted Charges in accordance with the Tenant Fee Act 2019
Under the terms of the Tenant Fee Act if you enter into an ASSURED SHORTHOLD TENANCY, payments which may apply will be as follows:
First Months Rent | In advance |
Tenancy Deposit | 5 weeks if rent less than 50k per annum. Otherwise 6 weeks.

Utilities, communication services, TV licence and council tax | Paid by Tenant unless otherwise stated.

Default charge for late payment of rent | 3% above the base rate of Bank of England per annum, calculated daily. |
Default charge for replacement of lost key or security device

Early Termination when requested by Tenant | All costs, fees and charges incurred by the landlord for allowing early termination including the agent’s existing or re-letting fees. |
If you enter into A Non Housing Act Tenancy. Which is formed when one of the following criteria is in place:
The annual rent exceeds £100,000
The property is occupied by an entity (Company let) rather that an individual
The property is not used as a main or primary home
There is a Resident Landlord
